Listed April 14, 2026 at $1,649,000. Pending April 20, six days on market. By day nine the Zillow listing had logged 1,400 views and 65 saves.

1,400 views in nine days on a $1.649M listing is an outlier. Westfall listings in the last 24 months averaged closer to 180 views in the same window.

The listing

Westfall is a newer upscale pocket in Chatham County off Highway 15-501 on the Chapel Hill side, modern farmhouse and traditional new builds, 1+ acre lots, ICG Homes is the primary builder. 4 bed, 5 bath, 3,514 sqft, built 2024, 1.02 acres.

At $469/sqft the listing was priced at the top of recent Westfall sold comps. Listings at that tier either move fast on signal or stall. This one moved fast.

What the shoot covered

The house’s pitch is finish-out: custom millwork, built-in bookcases and brick-front electric fireplace, exposed beams, chef’s kitchen with GE Café range, warming drawer, pot filler, InstaHot, spa primary bath, screened porch with gas fireplace. A still photo of a built-in bookcase is the weakest form of that argument. The FPV walkthrough carried the finishes room to room in one continuous take.

Day 1: listing live. Day 3: over 400 Zillow views. Day 6: pending. Day 9: 1,400 views, 65 saves.

Westfall comps from 2025 averaged 22 DOM to pending at list. 270 W Beech Slope moved at roughly a quarter of that cycle.

What else contributed

Chapel Hill new-construction appetite in the 27517 zip has been strong through 2025–2026. Westfall specifically has a short supply of finished inventory. ICG Homes’ brand recognition carries weight with Triangle buyers. HPW’s network covers the region. The media’s job was to surface the listing to enough Triangle buyers in the first 72 hours to compress the cycle. The view and save numbers say it did.

What this shows
