At $1.985M in northwest Raleigh, the property was competing in a thin segment: fewer buyers, longer cycle times, and listings that tend to sit 60+ days when pricing is even slightly aggressive.
The listing
3604 Nightfall Ct is in Lakes at Umstead, a gated neighborhood directly across from William B. Umstead State Park. 4 bed, 5 bath, 4,962 sqft, built 2007, 0.44 acres. The property’s strongest assets are external, a saltwater pool, custom patio, outdoor kitchen with built-in grill and fire pit, 3-car garage with car lift, and a wooded perimeter that butts up against Umstead Park.
In ground-level photos, most of that reads flat. Pool shots from patio height show the pool, and that’s it. What the aerial shows, how the property is positioned against the Umstead tree line, the scale of the outdoor living footprint, the proximity to the park, is the part that actually carries the price.

Day 1: listing live at $1,985,000. By the third week, Zillow views passed 3,000 and saves cleared 100. By the time the property went pending on April 13, views were over 5,000 and saves over 200.
34 days to pending on a $1.985M listing is aggressive for the segment. Raleigh luxury ($1.5M+) averages north of 60 DOM in 2026. Comparable Lakes at Umstead listings in the last 24 months have averaged closer to 80.
What else contributed
Pricing was competitive at $400/sqft, slightly under some neighborhood comps. Cantrell’s reach inside the Triangle luxury market matters. The media didn’t make the listing; it amplified it. But the numbers are the numbers.
