3604 Nightfall Ct. Pending in 34 Days at $1.985M After Elite Package Shoot

Luxury pool home in Lakes at Umstead, Raleigh, 5,000+ Zillow views, 200+ saves, under contract in just over a month.

Aerial of 3604 Nightfall Ct showing the saltwater pool, outdoor kitchen, and wooded Umstead Park backdrop

Listed March 10, 2026 at $1,985,000. Pending April 13, 34 days later. In that window the Zillow listing passed 5,000 views and 200 saves.

At $1.985M in northwest Raleigh, the property was competing in a thin segment: fewer buyers, longer cycle times, and listings that tend to sit 60+ days when pricing is even slightly aggressive.

The listing

3604 Nightfall Ct is in Lakes at Umstead, a gated neighborhood directly across from William B. Umstead State Park. 4 bed, 5 bath, 4,962 sqft, built 2007, 0.44 acres. The property’s strongest assets are external, a saltwater pool, custom patio, outdoor kitchen with built-in grill and fire pit, 3-car garage with car lift, and a wooded perimeter that butts up against Umstead Park.

In ground-level photos, most of that reads flat. Pool shots from patio height show the pool, and that’s it. What the aerial shows, how the property is positioned against the Umstead tree line, the scale of the outdoor living footprint, the proximity to the park, is the part that actually carries the price.

What the shoot covered

Listing agent Dana Wicker Cantrell (Coldwell Banker HPW, repeat OSDT client) booked the Elite package:

  • FPV interior tour (MLS 2:30, social 1:00 cut)
  • 40+ HDR interior photos
  • Exterior aerial photo set
  • Cinematic 1-minute exterior video
  • 2D floor plan

The shot list leaned on the property’s lot-driven value: orbiting aerials of the pool and outdoor kitchen, rising pulls showing the Umstead tree line behind the house, and a low-altitude FPV glide from the front porch through the main floor to the back patio, the handoff interior photos can’t replicate.

The performance

Day 1: listing live at $1,985,000. By the third week, Zillow views passed 3,000 and saves cleared 100. By the time the property went pending on April 13, views were over 5,000 and saves over 200.

34 days to pending on a $1.985M listing is aggressive for the segment. Raleigh luxury ($1.5M+) averages north of 60 DOM in 2026. Comparable Lakes at Umstead listings in the last 24 months have averaged closer to 80.

What else contributed

Pricing was competitive at $400/sqft, slightly under some neighborhood comps. Cantrell’s reach inside the Triangle luxury market matters. The media didn’t make the listing; it amplified it. But the numbers are the numbers.

What this shows

This is the Elite-package listing where the aerials were the point. Luxury exterior-driven properties, pool homes, wooded lots, waterfront, are the cleanest fit for the package. At $1.985M, the Elite shoot is a rounding error against commission. At $400/sqft, the listing needed every view.
