Pending in 2 days. Closed $25,000 over list at $1,225,000. The shoot was the Drone Tour package, $395, MLS-cut FPV tour and a social cut. Nothing else.

The listing

7428 Edenbridge Ln sits in Bellmore Hall, a gated community in south Charlotte inside the 28226 zip. Mid-sized lot, traditional build, the kind of Charlotte inventory where buyers come through pre-qualified and in a hurry.

At the $1.2M mark in Bellmore Hall, comps from 2025 averaged 38 DOM to pending at roughly 97% of list. 7428 Edenbridge moved at a fraction of that cycle and closed above list.

What the shoot covered

Michael Booe (Helen Adams Realty) booked the Drone Tour package only: one FPV interior walkthrough, one social cut. No HDR photos, no aerial set, no floor plan, no cinematic video. Photography was handled separately on the MLS side.

This is the same package Bobby Sisk used on 131 Wilby Dr. Two different price points (mid-$700s and low-$1.2M), two different brokerages, same package, and both closed over list inside 3 weeks.

The performance

Listing went live early May 2025. Under contract within 48 hours. Closed at $1,225,000, $25,000 over list on a $1.2M ask, in a neighborhood where over-list closes are the exception rather than the default.

What else contributed

Helen Adams carries significant weight in south Charlotte luxury. Pricing was calibrated under the Bellmore Hall comp ceiling, which invited multiple buyer interest. Early-May 2025 was the peak of the spring Charlotte seller’s window.

None of that explains a 2-day pending by itself. The typical Bellmore Hall listing in that window still took 3–5 weeks to go under contract. What compressed the cycle was the FPV tour doing the filtering work before a showing was ever scheduled, the 48-hour window wasn’t an open house, it was qualified buyers walking through the floor plan on a phone screen the morning the listing went live, then calling for a showing the same day.

What this shows

The counterpart case to 131 Wilby. Different agent, different brokerage, different price point, same $395 package, same result: over-list close inside days. Two case studies, two brokerages, two Charlotte neighborhoods, the pattern is that the Drone Tour alone is enough to change the shape of the first 72 hours.
